Перші два етапи дослідження показали, що існує тісний зв’язок між показниками чисельності населення і відсотком забудованої території. В той же час, наші дослідження дозволяють стверджувати, що рівень забудованості території населеного не залежить від його чисельності населення, тому має різний вплив на формування диференціальної земельної ренти в населених пунктах з однаковою чисельністю населення. На завершальній стадії дослідження в загальновстановлених групах населених пунктів України за чисельністю їх населення проведено групування населених пунктів за рівнем (відсотком) забудованої території. Здійснені дослідження дозволили виділити групи населених пунктів України за рівнем забудованості їх території. Виділено: поселення з високим рівнем забудованості території (більше 65% території забудовано), з середнім (від 65% до 55% території забудовано) і низьким рівнем забудованості території (55% і менше відсотків території забудовано). У статті наведено значення коефіцієнта КМ1Т для груп населених пунктів за рівнем їх забудованості території.Scientific-methodological issues of differentiated land rent in settlements on regional level considering anthropogenic load on territory are covered in the article. The aim of the study was to identify common trends and dependencies of differential land rent formation in the towns under the influence of anthropogenic load on their territory. The research was conducted by three steps. At the first step it was found that for all the settlements there is no relationship between the level of building up settlements’ territory and its population. The study is illustrated by diagrams. At the second step the relationship between indicators that theoretically could influence the differential land rent in the village at the regional level is investigated – the population, population density, the total area of the settlement and the percentage of its built-up area. The correlation analysis was used to assess relationship between these indicators. Results show that the closest relationships are between indicators of population and area of the settlement – a total area and an area of built-up areas. This indicates their statistical dependence. The first two stages of the study showed that there is a close relationship between the population and the percentage of built-up area. At the same time, our studies suggest that the level of the residential built-up area not depends on its population, and therefore has a different effect on the formation of differential land rent in settlements with the same population. At the final stage of research, the grouping of settlements by the level (percentage) of built-up area is held in the generally settled groups of settlements of Ukraine by their population. The conducted study allowed to define groups of settlements of Ukraine by the level of building up their territory. It is defined: settlements with high build-up territory (more than 65% is built up), with the average (65% to 55% is built up) and low build-up territory (55% or less of an area is built up).
